Savoy Bangor: Derryleckagh Contracts for Clanmil Housing
Introduction: Savoy Apartments in Bangor, Northern Ireland is an Award winning residential development. The project transformed a site that had previously been occupied by two post war buildings. The project, completed in early 2025 transformed the site into high-quality over-55s social housing, replacing existing buildings to two newly designed blocks featuring 26 constructed two-bedroom apartments.
Remit: Our remit for this project was to deliver the complete mechanical installation of the Savoy Apartments project. This included all domestic water services, heating systems, ventilation, and gas works, ensuring long-term reliability, comfort, and safety for residents. The project demanded exceptional coordination, technical precision, and full compliance with modern building regulations and Safe-T-Cert standards.
Our team delivered the full plumbing, heating, gas & ventilation package, including:
- High-efficiency hot-water generation systems.
- Boosted cold-water system ensuring consistent pressure throughout the building
- Robust soil and waste installations designed for long-term reliability
- Mechanical ventilation systems installed to modern airtightness standards
- Full commissioning, pressure testing, disinfection, and certification
- Coordination of services within risers, plant areas, and confined spaces.
To ensure durability and performance, we selected high-quality materials and systems for a multi-unit residential building:
- Energy-efficient Gas combi boiler and hot water and heating distribution systems
- Water-saving fixtures and fittings appropriate for older residents
- Insulated pipework to minimise heat loss and reduce noise transfer – above Building Control
- Mechanical ventilation with heat recover (MHVR) is a whole home energy efficient system designed to improve indoor air quality & reduce heat loss while recycling 90-95% of the heat.
- Boosted cold-water plant to maintain reliable pressure across all floors & ease the burden on NI Water
Energy efficiency was a key priority for the client and future residents. Measures included:
- High-efficiency hot-water generation to reduce running costs
- Smart pipework routing to minimise heat loss
- Water-saving taps, showers and fittings
- Ventilation systems designed to support airtightness and reduce moisture build-up and provide clean air for tenants.
These choices ensure the building remains cost-effective to run and environmentally responsible.
